5 Things to Look at When Touring a Home You Might Buy

Walking through a home you love can be exciting. It’s easy to start imagining where the furniture will go or what color you’ll paint the walls. But before you fall in love with the finishes, take a few minutes to look beyond what’s pretty.

5 things I recommend paying attention to while touring a potential home:

1. Look Up

Check the ceilings and around windows for stains, discoloration, bubbling paint, or other signs of past or current water intrusion. A freshly painted room is beautiful—but you also want to know what's happening underneath it.

2. Pay Attention to the Floors

As you walk through the house, notice whether floors feel uneven, slope noticeably, squeak excessively, or have areas that feel soft. Not every imperfection means there's a major problem, but it's something worth asking about.

3. Use Your Nose

A home can tell you a lot before you ever see a problem. Musty or damp smells may be worth investigating. Strong air fresheners throughout a property aren't necessarily a red flag either—but don't let a pleasant scent keep you from paying attention.

4. Look at What You Can't Easily Change

Paint, flooring, cabinets, and light fixtures can all be replaced. The home's location, lot size, surrounding properties, traffic, and basic layout are much harder—or impossible—to change. Make sure you're comfortable with those things first.

5. Look Past the Staging

Beautiful furniture and décor can make a home feel incredible, while an empty or poorly decorated house can feel completely different. Try to picture the property without someone else's belongings. You're buying the house, not the furniture.
