What’s the Difference Between a Mobile Home and a Manufactured Home?

The terms mobile home and manufactured home are often used interchangeably, but there is a difference.
A mobile home generally refers to a factory-built home constructed before June 15, 1976. Homes built on or after that date are considered manufactured homes and must meet federal HUD construction and safety standards.
Manufactured homes are built on a permanent steel chassis, even if the home is later placed on a permanent foundation. Some are installed on owned land, while others are located in communities where the homeowner owns the home but rents the lot. These differences can affect financing, monthly costs, and resale.
Manufactured homes are also different from modular homes, which are built to state and local building codes and are typically installed on a permanent foundation.
Before buying, consider the home’s age, condition, foundation, land ownership, lot rent, park rules, and financing options.
